CHECK-IN/CHECK-OUT TIMES:
Check-in is at 3PM, check-out is at 11AM. Late check-out or early arrival is available for an additional fee and subject to availability.
OCCUPANCY:
Please respect the maximum number of guests allowed. No unregistered visitors or overnight guests without prior approval. Exceeding occupancy limits may result in a $100 fee per extra person.
NO SMOKING:
Smoking is not allowed anywhere on the property. Any smoking-related damage or cleaning costs will be charged to guests.
PETS:
Pets are only allowed if agreed upon before booking, with applicable fees and deposits. Unauthorised pets may incur a $100 daily fine.
NO PARTIES OR EVENTS:
Gatherings beyond registered guests, loud parties, or events require prior approval and a signed agreement. Unauthorised events may lead to immediate eviction without refund and additional penalties.
OVERWATER DECK SAFETY:
1) Use at your own risk. No swimming while intoxicated. Children must never be left unattended. Aruba Family Villas is not responsible for accidents.
2) For everyone's safety, please refrain from bringing drinking glasses outside.
FRONT GATE:
Please keep the front gate closed at night.
AIR CONDITIONING:
1) Please turn off AC units when not in use or if doors remain open or if you leave the house.
2) Please keep the AC thermostat at 20°C (68°F) or higher to avoid damage.
WATER HEATER:
Please do not tamper with the water heater machines themselves
NOISE AND QUIET HOURS:
Keep noise to a minimum and be mindful of neighbours. Outdoor music should stay below 60 dBA and end by 10 PM.
ENERGY USAGE:
Please keep doors and windows closed when the AC is on, and turn off AC, lights and appliances when not in use.
PARKING:
Only park where designated.
NO COMMERCIAL USE OR FILMING:
No commercial photo shoots or filming.
NO ILLEGAL ACTIVITY:
Absolutely no drugs or any illegal activities.
NO ALTERATIONS:
Don’t move heavy furniture, hang things, paint, or try any DIY projects.
NO WEAPONS OR FIREWORKS:
No firearms or fireworks allowed on site.
TRASH:
Please bag and dispose of your trash in the bins provided. Too much trash? Contact us for a pickup.
MAIL:
We don’t accept mail or packages for guests. Use a post office or local pickup instead.
LOST & FOUND:
If you leave something behind, let us know. We’re happy to ship it back if you cover the costs.
TOWEL & LINEN USE:
Please don’t use white towels for makeup, cleaning, or the beach. Beach towels are provided for sandy adventures.
APPLIANCE USE:
Use appliances as intended (e.g. don’t overload the washer) turn them off when not in use (e.g. see energy usage point).
DAMAGE REPORTING:
If anything breaks or isn’t working, let us know right away so we can make it right.
SEPTIC/PLUMBING:
Only toilet paper in the toilets, please. Everything else goes in the bin.
FURNITURE/DECOR:
Leave all furniture and decor where you found it. Channel your inner interior designer elsewhere.
CANCELLATIONS & REFUNDS (DIRECT BOOKINGS)
In all cases, refunds are subject to the total transaction fee associated with your booking - equivelant to the cost of sending and receiving the funds.
- Cancel 120+ days before check-in: Full refund (minus transaction fees)
- Cancel 91–120 days before: 75% refund (minus transaction fees)
- Cancel 61–90 days before: 50% refund (minus transaction fees)
- Cancel 60 days or less before: No refund, but one date change allowed within 12 months for USD 250
- No-shows: No refund

Please be aware that scheduled maintenance is necessary to keep the property in good condition.
Grandma Nana (the gardner) visits every 2 to 3 days to water the outdoor plants either early morning or late afternoon to avoid the midday sun. She does not have set times and does not provide much notice (she is 85 years old), but she’s harmless and loves taking care of the garden.
Pool maintenance occurs twice weekly, typically Wednesday and Saturday afternoons between 12:00 PM and 4:00 PM. Please note service times and days may change without notice based on their schedule.
Pest control comes by once a month to refill the mosquito reppelant buckets and treat the exterior of the house.
Any extra maintenance will be scheduled on days without guests if possible. If urgent repairs are needed during your stay, we’ll give you advance notice.

The property’s electrical system has recently been upgraded, but we are still awaiting inspection and approval to increase the utility supply. Until then, please observe these important limitations:
Water Heaters: Do not use both showers’ hot water simultaneously, as this will overload the system and cause a power outage.
Oven: Using the oven at high temperatures may cause a power outage. To prevent this, ensure that air conditioners, the stove, and other high-power appliances are turned off before using the oven.
Hair Dryers: Some hairdryers can overload the system. Only use the hairdryer provided to avoid outages.

Wi-Fi details are conveniently located on the wall next to the main entrance.

Upon entering, you'll find a set of keys to your left, including one for the front door, one for interior doors, and one for the sliding door at the back.
There should already be a key in the sliding door. You can leave it in for convenience.

Fresh bathroom towels, beach towels, beach chairs, a portable cooler, and snorkeling gear (available in sizes S/M and M/L) free to use.
We also provide complimentary amenities throughout the house (e.g. hand soaps and lotion, basic cooking ingredients (salt/pepepr/olive oil etc)) .
Wines and spirits in the kitchen/dining area are available at an extra cost, clearly labeled with pricing for your convenience.

In order to turn on the jets in the jacuzzi, use the switch located outside of the pumproom - on the left side.
The pool lights are automated to turn on at 7:30 PM and will turn off around 12:30 AM.

This home has exterior security cameras located at the gates, the front door, front yard and backyard facing the pool. They record and send notifications 24/7. We have access to cameras at all times, but they are not actively monitored. All recordings are automatically overwritten after 3 weeks.

To switch on the hot water in the grey bathroom (Bathroom 1), the markings are reversed. For the blue bathroom (bathroom 2), the markings are correct and operate normally.
The water will typically become hot within approximately 15 seconds.
Please do not tamper with the water heater machines themselves (located on the outside of the shower). The temperature are set to ensure the power hungry machine does not trigger a power outage.

The AC remotes are located next to the TV in the living room.
The small remote control the AC units inside the bedrooms. The larger remote control the AC units inside the living room and dining area. The large remote can also control the bedroom AC units.
24°C is the sweet spot.

All exterior lights are automated and cannot be manually turned on or off using a switch. This includes:
Outside wall lights
String lights
Pool lights
Garden lights
Pergola lights
Exception: The small pergola lights can be controlled with the switch located on the back left pillar of the pergola.

Press the power button to the left to turn on the stove in general, then turn on the specific area you want to cook with. Set the temperature by sliding your finger left and right).
